The city of Saint Louis strategic plan outlines the intended urban and economic development for the next twenty years. Currently, the city has not defined the desired use for the Peerless Building Area. The city's urban planning strategy is to attract industry, specifically biological and ecological industry. The rich industrial history and existing bio-research nodes offer Saint Louis the chance to move forward as a leading eco-industry city. The city has a ring of industry along the river, north and south of the Jefferson National Arch Grounds.
Re-using the late 19th Century cold storage building for boutique industry offers a catalyst to re-energize the area. Introducing new housing on the green strip adjacent to the building offers the chance to capture the workforce housing market, serving the working poor (Americans making less than $40,000 annually). The historic tax credits, grants, and incentives for environmentally and energy sensitive buildings make the new construction of the (26) family residences and (2) penthouses possible while turning a profit for the client. |
